USING AN EXCLUSIVE BUYER'S AGENT
 

Before you buy, decide what type of real estate agent will best serve your needs. As a Buyer, you have a choice: You can work with agents who represent the seller or agents who represent the buyer. If you're looking to waste money, choose a traditional real estate agent. If you are looking to save money and get the best deal, use one of our exclusive buyers' agents.

Traditional listing and selling agents represent the seller. This means they must negotiate in favor of the seller and put the seller's interest first, resulting in a higher price for you, the buyer.

Buyer agents are advocates of the buyer. Only a buyer's agent can legally negotiate in favor of the buyer and put the buyer's interest first, therefore resulting in a lower price for you, the buyer. Let us put that money back in your pocket, not the seller's.

THE EXCLUSIVE BUYERS' AGENT
These agents work ONLY for the buyer. They usually will work for a firm that represents buyers only. They will never take a real estate listing, nor will the firm they work for. Exclusive Buyer's Agents are bound by a strict standard of practice and code of ethics (NAEBA). These agents will negotiate the best price and best terms for their client, the buyer. They will also advise buyers why they should not buy a property and point out the flaws with a property - This is at no extra cost to the buyer.
Exclusive Buyer's Agent = 100% loyalty 100% of the time.
A BUYERS' AGENT
These agents work in real estate offices where listing agents also work. They can work as a buyer agent or a listing agent. They will change hats to suit the buyer or seller, but does that really mean loyalty?
THE LISTING AGENT
  This agent will list real estate and also show real estate. Make no mistake, this agent only works for the seller. This agent signs a contract with the seller to list their home and get the highest possible price. Why would a buyer ever go see a home with this kind of agent?
 
THE DUAL AGENT
  Agents who attempt to represent both the buyer and the seller in the same deal. Under this situation both the buyer and the seller give up their rights to representation. The only one who wins here is the agent.
